MadhyamConnect is a technology platform that connects real-estate brokers. This disclaimer sets out clearly what the platform does and does not do, so that no one relies on it in the wrong way.

1. Information only

Listings, prices, areas, images and other details on the network are supplied by brokers and third parties. They are provided for information and discovery only and do not constitute an offer, a valuation, or professional, legal or financial advice.

2. We do not verify every listing

We do not independently verify every listing, price, area, RERA number, title or ownership on the network. Where an attribute is shown as 'verified', that label applies only to the specific check we performed — for example, that a RERA number was recorded, which is different from confirming the project's live status on the state portal. Always verify independently before you act.

3. No agency or brokerage relationship

Using MadhyamConnect does not make the platform your agent or broker, and does not make us a party to any deal. Any transaction is strictly between you and the other broker or customer. We earn no brokerage on your deals and give no assurance about any outcome.

4. RERA is each broker's own responsibility

Each broker is responsible for their own compliance with the Real Estate (Regulation and Development) Act, 2016 and their state's rules — including holding a valid agent registration where required, quoting carpet area correctly, and not marketing projects that must be, but are not, RERA-registered. The platform does not assume these obligations on a broker's behalf.

5. Tools give estimates, not decisions

The calculators (EMI, affordability, stamp duty, buy-vs-rent, rental yield, area conversion) produce indicative figures using standard formulas and general assumptions. Stamp-duty rates, tax rates and interest rates change through government circulars and vary by state and case. Treat every result as a starting point and confirm exact figures with a lender, the state registration department, or a professional.

6. Third-party links

The platform may link to external sites (such as state RERA portals). We do not control and are not responsible for their content or accuracy; links are provided for convenience.

7. Limitation of liability

To the extent permitted by law, the platform is not liable for any loss arising from reliance on network data, tool outputs, or dealings with third parties met through the service. Use the network as one input into your own professional judgement, not a substitute for it.
